Our homes are built with Florida weather in mind. All plans are stamped by a structural engineer certifying the design to withstand 140mph winds at a minimum. We employ threaded rod hold downs that extend from the foundation to the top of the wall framing member, windstorm OSB sheathing, metal hurricane straps connect all roof trusses to the walls, and all windows and doors are rated for impact.
We don’t offer in-house financing, but we work closely with several lenders—including those who specialize in construction loans and affordable home financing. We are an approved builder with Escambia County Housing Finance Authority. They offer incentives to qualifying first time home buyers up to $10,000. This is another "it depends" answer. There are a number of factors that can affect the construction timeline such as weather, material availability. Generally speaking you can expect a 6 month build time from clearing the lot to handing you the keys. Truly, this is the most frequently asked question. There is no simple answer to it. Costs can vary based a number of factors such as site conditions, required engineering, owner selections of finishes and fixtures, floor plans, and even global events. Many items in your home are not costed by the square foot. They may be costed by the cubic yard or lineal foot or per fixture. A four corner box with the same finishes located on the same land will cost less than a house of equal size with multiple corners and roof lines. A single custom shower can really have an impact on the cost per square foot of a smaller home. So it is just too hard to say what a house costs per square foot without looking at plans and specification. A good range would be $150-$200 per square foot.
We'll start by saying affordable housing doesn't mean "cheap" or low quality housing. By definition an affordable house is one in which no more than 30% of gross household income is spent on housing costs. These homes balance quality construction and cost-effective design, using value-driven materials, streamlined floor plans, and smart energy features to keep purchase prices or rents within reach without sacrificing durability or comfort.

An Accessory Dwelling Unit (ADU) is a secondary, self‑contained living space on the same property as a primary home—complete with its own entrance, kitchen, bathroom, and utilities. ADUs offer homeowners incredible flexibility: they serve as in‑law suites or young adult retreats, generate rental income to offset your mortgage, and boost property value—all while fitting seamlessly into your lot without the expense of a separate build.

There is no hard answer for what features add the most cost in a build. It's more of an aggregate of all the costs that end up pushing budgets out of control rather than a single item.
Generally speaking the more exterior corners a house has, the more expensive it will be. More corners means additional roof ridges and more complicated truss system. More labor etc.
Covered porches and garages. These features offer great utility but they do come at a cost without the value of living square footage. It still needs concrete, framing and roofing.
Custom showers. A custom shower transforms your daily routine into a spa-like escape—imagine floor-to-ceiling designer tile, recessed niches for your favorite products, and a frameless glass enclosure. We LOVE building them, but add a significant cost that can throw a cost per square foot average out of sync.
Custom built cabinetry. No doubt, a huge custom kitchen is a long sought after feature in any build. But they also might be the most costly single item in a home.
The list can go on. Our buyers can rest assured that we have included numerous upgrades as standard in all of our builds. We include things like granite countertops, upgraded millworks, and premium plumbing fixtures. We feel these upgrades add added value in comparison to their cost.
